The average Fareham home reached £333,599 in July, up 1.4% in a year and the highest since August 2023. Semis led the rise; flats fell £2,347.
The average home in Fareham borough sold for £333,599 in July 2026. That is up £4,450, or 1.4%, on July last year, and 1.3% up on June alone.
It is the borough’s highest average since August 2023, when it stood at £334,417.
The figures come from the UK House Price Index, published by HM Land Registry on 16 September. It is built from completed sales registered at the Land Registry. That means it lags the market by a couple of months, but it counts real transactions rather than asking prices.
UKHPI is a mean average, not a median. A handful of large sales pull it upwards, so it sits above the price most people in the borough actually pay.
Every type rose except flats

Semi-detached houses did best, adding £8,282 in a year. They have now led the borough’s growth for two months running.
Flats are still going the other way. The average Fareham flat lost £2,347 over the year. It is the only property type in the borough worth less than it was in July 2025.
Detached houses have started moving again. Last month’s release had them flat over the year. July’s figure puts them up £6,341.
Buyers with a mortgage paid an average of £341,803, up 1.4%. Cash buyers paid £316,682, up 1.1%.
Fareham against its neighbours
Fareham was sixth of the thirteen Hampshire and Solent areas for annual growth in July, and seventh for price.
Fareham grew faster than the county, the region and England:
- Hampshire rose 0.9%, to £364,336
- the South East rose 0.2%, to £380,878
- England rose 1.1%, to £293,479
Across all 295 English local authority districts, Fareham sat close to the middle. Eighty-five districts recorded a fall.
Gosport, next door, grew fastest in the group, up 3.4% or £7,811 to £240,696. It is still the second cheapest of the thirteen areas, after Southampton.
The Havant gap has opened up again
Last month we reported that Havant, the borough on the far side of Portsmouth, was closing in on Fareham. The July figures reverse that.
- July 2025: the average Havant home cost £9,605 less than the average Fareham one.
- June 2026 (revised): the gap was £9,205.
- July 2026: the gap is £17,779.
Havant’s average fell 1.3% in a single month, to £315,820, and is now down 1.2% on the year. Part of that is the comparison month. Havant’s average jumped 3.6% between June and July 2025, so its year-on-year figure is being measured against an unusually high starting point.
June has been revised up
UKHPI figures are revised as late sales are registered, and Fareham’s June figure has moved.
- June 2026 was first published at £328,364, up 0.8%. It is now £329,276, up 1.1%.
- April 2026 sales were first counted at 92. The count is now 98.
The latest month with a published sales count is May 2026, with 136 sales in the borough, against 131 in May 2025. Land Registry holds back counts for the two most recent months.
Still below the 2022 peak
Fareham’s average peaked at £343,694 in September 2022. July’s £333,599 is £10,095 below that, about 2.9%.
The past year has been a sawtooth rather than a climb:
- August 2025: £333,147
- January 2026: £325,808, the low point of the year
- March 2026: £330,262
- May 2026: £326,919
- July 2026: £333,599
One strong month does not make a trend. A 1.2% rise in August 2025 was followed by a 1.3% fall in September. A 1.0% rise in March 2026 was followed by falls in April and May.
What it means for you
- If you are selling a semi, this is the strongest part of the Fareham market, up 2.5% on the year.
- If you are selling a flat, the average is still falling. Price against recent completed sales, not against what flats fetched in 2025.
- If you are a first-time buyer, the borough average for you is £263,004, up £3,883 on last year.
- If you are comparing Fareham with Havant, the difference has roughly doubled in a month, to £17,779. Gosport, at £240,696, remains far cheaper than either.
- Remember these are means. Most sales will have been below the figures quoted here.
