The middle home sale in Fareham borough over the last twelve months was £343,000. That single figure hides a £205,000 gap: Hook-with-Warsash, the waterfront ward on the Hamble side, has a median of £455,000, while Fareham Town ward, the centre itself, sits at £250,000. They are eight miles apart.
Everything below comes from completed sales recorded by HM Land Registry, pulled for the twelve months to 30 June 2026 and matched to a borough ward through each sale’s full postcode. That matching is not optional here. Of the 2,117 sales in the PO14, PO15, PO16, PO17 and SO31 postcode districts, 414 were not in Fareham borough at all: 268 SO31 sales are in Eastleigh, and 157 across PO15 and PO17 are in Winchester district. A raw postcode average counts every one of them as Fareham. Asking prices are not used anywhere on this page.
What homes sold for, ward by ward
The chart is really a geography lesson. The top is the Hamble and Solent side: Hook-with-Warsash at £455,000, Sarisbury and Whiteley at £437,500, then the ring of Park Gate, Titchfield Common, Stubbington and Hill Head all in the £365,000 to £380,000 band. Uplands and Funtley at £417,000 is the one inland outlier, and it is a small ward, 59 sales.
The bottom is the town. Fareham Town ward at £250,000 is the cheapest in the borough by £35,000, and there is a simple reason: 55 of its 126 home sales were flats, at a median of £140,000. Take the flats out and a semi in the same ward has a median of £341,000, within £2,000 of the whole borough. Fareham Town is not cheap housing so much as a different mix of housing.
Fort Fareham at £285,000 is the genuinely cheaper corner, and there the pattern holds across every type: terraces at £287,500, semis at £312,000, detached at £318,250, which is £306,750 less than a detached house in Hook-with-Warsash.
Fareham borough by property type

- Detached: £505,000 (536 sales). Concentrated in Warsash, Whiteley, Sarisbury and the Titchfield fringe. In Hook-with-Warsash the detached median is £625,000; in Fort Fareham it is £318,250.
- Semi-detached: £342,500 (515 sales). This is the type that tracks the borough median almost exactly, and it is the most evenly spread across the wards.
- Terraced: £295,000 (378 sales).
- Flats and maisonettes: £172,500 (229 sales). The cheapest way in anywhere in the borough, and heavily concentrated in Fareham Town and Fort Fareham.
If someone quotes you “Fareham house prices” without saying which type, the semi-detached figure of £342,500 is the honest middle.
What the official index says, and why it is lower

That is £16,893 below our sale-by-sale median, which is the normal gap: the index is mix-adjusted across a standard basket of property, our figure is the middle of what actually changed hands.
The direction is what the index adds. Fareham is flat: 0.0% over the year to May 2026. Underneath that:

Flats are the only category falling, and they are falling clearly. That is the same category doing the most to hold Fareham Town ward’s median down, so if you own a flat in the centre, the two halves of this page are telling you the same thing from different directions.

Fareham sits in the middle of its own neighbourhood: £150,532 cheaper than Winchester, £89,447 dearer than Gosport, and about £37,000 below the Hampshire average. It is one of only two districts on this list going nowhere, and Havant next door is rising nearly three times faster than the England figure.
If you are buying here
Decide which side of the borough first. Hook-with-Warsash and Fareham Town are both Fareham, both under the same council, and £205,000 apart on the median. Most of what people mean by “Fareham prices” is a statement about which of those two they are shopping in.
Watch the flat market specifically. Flats are down 3.0% on the year while houses are flat or slightly up. If you are buying a flat you have room to negotiate that does not exist on a semi.

How to read these numbers carefully
- Ward, not postcode district. 414 of the 2,117 sales in the five postcode districts are outside this borough. SO31 in particular is split almost evenly between Fareham and Eastleigh.
- Use the median, not the mean. The borough mean is £383,128, some £40,128 above the median, because of sales like the £4,900,000 detached house in SO31 in the Hook-with-Warsash ward. That single sale is most of why that ward’s mean (£598,225) runs £143,225 above its median.
- Commercial sales are excluded. Only detached, semi-detached, terraced and flat or maisonette transactions are counted, which removes 33 “other” transactions in the borough, including one of £9,000,000 recorded against a PO14 postcode.
- Small wards move about. Uplands and Funtley (59 sales) and Portchester Wicor (76) have the thinnest data here. Treat one year of their figures as a guide, not a benchmark.
- The last two months are under-counted. Sales take weeks to reach the register, so the most recent window always looks thinner than it eventually will.
