The average Fareham home hit £328,364 in June, up £2,623 in a year. Flats fell £1,858, detached houses ended the year £29 down, and Havant is closing the gap.
The average home in Fareham borough sold for £328,364 in June 2026, up £2,623 on the same month last year. That is a rise of 0.8%, and it is one of the weakest in Hampshire.
The figures come from the UK House Price Index, published by HM Land Registry on 19 August. It is built from completed sales registered at the Land Registry, so it lags the market by a couple of months but counts real transactions rather than asking prices.
One thing to hold on to before reading any of it. UKHPI is a mean average, not a median. A handful of large sales pull it upwards, so it sits above the price most people in the borough actually pay.
The borough is not moving as one
The headline 0.8% hides four very different markets.

Two figures stand out.
Detached houses ended the year £29 cheaper than they started it. On an average of nearly £548,000 that is a rounding error, and it is the clearest sign that the top of the Fareham market has stopped moving.
Flats fell £1,858. They are the only type in the borough to have lost value over the year, and they have now been falling for most of it: the average Fareham flat was worth £163,809 in August 2025 and £157,356 last month.
Fareham against its neighbours
Fareham was eighth of the thirteen Hampshire and Solent areas for annual growth in June, and eighth for price.
Havant is the one to watch. A year ago the average Havant home cost £17,252 less than the average Fareham one. That gap is now £7,721. Havant rose £12,154 over the year while Fareham rose £2,623, so on these figures the two markets are converging.
At the other end, Winchester added £20,740 and Basingstoke and Deane fell 1.3%, the steepest drop in the county.
Set against the wider picture, Fareham did better than the South East region as a whole, which managed 0.3%, and worse than England, up 1.8%. Across all 295 English local authority districts, Fareham’s 0.8% ranked 83rd from the bottom. Sixty-two of those districts recorded a fall.
Still below the 2022 peak
Fareham’s average price peaked at £343,694 in September 2022. June’s £328,364 is £15,330 below that, or about 4.5%. Nearly four years on, the borough has not recovered the ground it lost when mortgage rates jumped.
The recent path has been choppy rather than steadily downward. Prices fell in January 2026 to £325,114, climbed to £330,167 in March, dipped again in May and rose 0.6% in June.
The sales figures still carry a distortion
Land Registry holds back sales volumes for the two most recent months, so the latest publishable count for Fareham is April 2026, with 92 sales.
Those counts are still distorted by the stamp duty threshold change of 1 April 2025. Buyers rushed to complete before it:
- March 2025: 324 sales in the borough
- April 2025: 61 sales
- March 2026: 117 sales
- April 2026: 92 sales
Any comparison that runs across spring 2025 will be misleading unless it says so. The 2026 months are the more honest guide to how busy the market actually is.
What it means for you
- If you are selling a flat, the register says the average has fallen for most of the past year. Price against recent completed sales, not against 2022.
- If you are selling a detached house, the average has not moved in twelve months. The top of the market is flat, not falling.
- If you are buying a semi or a terrace, these are the only parts of the Fareham market that clearly grew, by 2.0% and 1.6%.
- If you are a first-time buyer, the borough average for you is £258,696, up £2,905 on last year.
- If you are comparing areas, Havant has closed most of the gap on Fareham in a single year. Widen your search and the numbers may surprise you.
- Remember these are means. Half of Fareham’s sales will have been below the figures quoted here, and typically well below.
