Crown Golf's Wickham Park plans show up to 280 homes, flats no higher than three storeys and a rerouted Tanfield Lane. Online feedback closes on 4 November.

Up to 280 homes are proposed on part of Wickham Park Golf Club, according to the plans Crown Golf put online after Tuesday’s community planning day. The course would shrink from 18 holes to 12. People have until 4 November to comment online.

The golf club is on Titchfield Lane in Wickham, about three miles north of Fareham town centre. Wickham sits in Winchester district, so any planning application will go to Winchester City Council rather than Fareham Borough Council.

When we reported the drop-in two weeks ago, neither the press release nor the project website gave a number of homes. The exhibition boards now do.

What the plans show

The boards set out:

  • up to 280 homes, with a mix of one to five bedrooms “across a range of tenures, including affordable homes”
  • flats making up “a small proportion” of the total, in buildings no higher than three storeys
  • a linear park and children’s play area, with a pond and informal play area at the southern end
  • a retained 12-hole course, driving range and clubhouse
  • new walking and cycling routes into Wickham village centre and to the public right of way to the south

The boards give no affordable housing percentage. Their aerial plan puts the housing areas on the north-east side of the course, with a green buffer between them and the existing homes.

Tanfield Lane would change

The biggest change for existing residents is to the roads. The boards say Tanfield Park and the stretch of Tanfield Lane west of the Tanfield Park junction would be “diverted through the development”.

Tanfield Lane east of that junction “will be prioritised as a pedestrian and cycle route”, the boards say, to improve the link to the village centre. They do not yet say whether that section would close to cars.

Schools and GPs not yet assessed

Crown Golf says it is “assessing the capacity of local GP surgeries, schools and other public services”. Its conclusions “will be available at a later stage”. The company says it will pay towards local services and infrastructure through a section 106 agreement.

The first application would be in outline, with a detailed application for the access arrangements only. Layout, landscaping, architecture and the exact scale would come later if outline permission is granted.

The padel courts are already in

A separate application for four padel courts with lighting and parking at the club is already with Winchester City Council. It is reference 26/01446/FUL, received on 14 July and validated on 6 August. The council’s register shows it as current and open for comments, with an expiry date of 10 November. The boards say Crown Golf hopes the courts will be open by 2027.

What happens next

The timeline on the boards runs:

When What
October and November 2026 Online consultation, closing 4 November
Early December 2026 Community report-back session
Late December 2026 Target date to submit the outline planning application

Once the application is lodged, Winchester City Council will run its own consultation, separate from this one.

What it means for you

  • To comment now, use the feedback form on the consultation page before 4 November. This is the developer’s consultation, not the council’s, but the boards say the comments will feed into the outline application.
  • If you live on Tanfield Lane or Tanfield Park, the road changes are the detail to ask about: which section would close to traffic, and how you would reach your home.
  • Golfers keep 12 holes, the driving range and the clubhouse.
  • To comment on the padel courts, use reference 26/01446/FUL on Winchester City Council’s planning register.
